What Exam 1 covers: the seven modules of Real Estate Essentials

A module-by-module look at Course 1 of the Real Estate Salesperson Program, and what each one asks you to be able to do.

Course 1 of Ontario's Real Estate Salesperson Program is called Real Estate Essentials. It is the foundation for everything that follows, and Exam 1 tests all of it. Here is what each module is about, in plain terms.

Module 1: Introducing the Real Estate Profession

How the profession is regulated, who the players are (registrants, brokerages, brokers, salespersons), what it takes to become registered, and what a salesperson's working life and income actually look like.

Module 2: Introducing the Fundamentals of Real Estate

The vocabulary of the trade, the types of residential and commercial structures, the regulatory framework RECO operates under, and how organized real estate (boards and associations) fits in.

Module 3: Introducing Property Ownership, Rights, and Limitations

Estates and interests in land, forms of ownership, and the rights that come with property and the limits on them, such as easements and restrictive covenants.

Module 4: Introducing Land Description and Land Registration

How land is described (townships, concessions, lots, plans and surveys) and how title is registered in Ontario under the registry and land titles systems.

Module 5: Trust in Real Estate Services Act, 2002 (TRESA)

The Act that governs trading in real estate, the Code of Ethics, and the disclosures, consents and acknowledgements a registrant must handle.

Module 6: Introducing the Key Legislation and Regulations

The largest module. Contract law for real estate, electronic commerce, privacy, family law rights in the matrimonial home, planning and zoning, municipal authority, anti-money-laundering obligations, condominium legislation and residential and commercial tenancies.

Module 7: Introducing Other Relevant Legislation and Regulations

Marketing rules such as the National Do Not Call List and anti-spam law, the taxes that touch a transaction, environmental law, the Greenbelt and species protection, energy efficiency, new home warranties, the Building and Fire Codes, electrical safety and fuel storage.
